The newest full-service building on Government Cut, PDL offers dual views — sunsets to the south and the SoBe skyline to the north. As a Full Service concierge building, PDL offers 24-hour concierge and doormen, valet, a dedicated spa and fitness level, private pools, and an aperitivo bar overlooking the South Beach skyline — and home to some of Fisher Island's most significant sales.
Full-floor and half-floor residences with soaring ceilings, private elevator entry, and sunset terraces facing the downtown skyline. As a full-service concierge building, PDS offers 24-hour concierge and doormen, valet, an in-building spa and fitness center, private pools, and an aperitivo bar overlooking the South Beach skyline — resort service without leaving home. Inventory is scarce and units trade quietly.
The building that redefined Fisher Island: completed in 2007 as Fisher Island's first full-service concierge building, and the most boutique of the three concierge towers. PDM recently completed extensive building renovations in summer 2026, with views of the cruise ship channel and South Beach. Fisher Island, answered.
Fisher Island is accessible only by ferry or private boat, and every purchase involves a Condo Association's application and approval process. The Fisher Island Club is a private club which offers numerous amenities to its members. Each buyer should purchase the Fisher Island Equity Membership — currently $500,000 — which allows for the enjoyment of all the Island's amenities. As an advisor who knows the process firsthand, Elena guides and manages every step with her clients to ensure a seamless, pleasurable experience into Fisher Island living.
Yes — Fisher Island has an active leasing market offering seasonal and annual terms. Leases require association approval, tenant membership approval, and lead time. Potential tenants should begin at least 30–60 days ahead of a target move-in to allow for a better selection of units, since competition and inventory grow more scarce every season. Elena represents both owners and tenants.
It's the most important distinction among Fisher Island's residences. The three Palazzo buildings — De La Luna (6800), del Sol (7000), and del Mare (7100) — have dedicated staff onsite in each building: 24-hour concierge and doormen, valet, in-building spa and fitness amenities, private pools, and aperitivo bars overlooking the South Beach skyline. Other buildings offer condominium and villa residences with limited building amenities and a more private residence ambiance. Which suits you depends entirely on how you envision living on Fisher Island and what your priorities are.
It depends on how you'll use the Island. The Palazzo towers offer full-service concierge living; Bayside, Bayview, Harbor View, and Marina Village offer condominium residences around the marinas and bay; Seaside, Oceanside, and Villa del Mare place you on the Atlantic; and a small number of estate homes line the golf course. The Island has its own collection of excellent restaurants — six in all: Garwood, the intimate steakhouse inside the historic Vanderbilt Mansion; Theapolis, the Mansion's Mediterranean à la carte dining; Lola's, Fisher Island's latest and greatest French fusion elegant dining choice; La Trattoria at the Town Center, offering consistently delicious Italian fare; the Beach Club and Tiki Bar, both on the shore of Fisher's beautiful Bahamian sand beach; and Greenside, at The Links clubhouse. For casual meetups with friends, the main "go to" social hub is the Sunset Bar/Tiki for cocktails and delicious sushi as the sun sets over Biscayne Bay — take a dip in the ocean and return to your spot at the bar refreshed and ready for more fun. There's also the Island Market, Spa Internazionale, the Salone di Bellezza, and everyday services at the Town Center.
By one of the four new Island private auto and pedestrian ferries, which run continuously around the clock from the terminal off the MacArthur Causeway, or by private boat to one of the Island's two deep-water marinas. Fisher Island is an exclusive, private, world-class resort — there is no bridge and no public road access to the Island. Ferry crossing takes just seven to nine minutes, and the privacy it protects is precisely why residents choose Fisher Island.
